Provide a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-2 zone (UDC 4.7.9). A Multifamily is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. Per TZ-CMP-0125-00003 letter dated 01/16/2025 This site is considered legal nonconforming for 3 dwelling units. 1. This comment was not addressed. Based on aerial photographs there is a shed structure on the east side of units 2 & 3. Zoning was not able to find approved permit documents for these structures. Either 1) provide copies of the approved permit documents, 2) show these structures on the plan and provide applicable permit documents, or 3) show these structures on the plan as to be removed from the site. 2. This comment was not addressed. Based on nonconforming letter, TZ-CMP-0125-00003, dated 1/16/2025, provide a note on the plan all mobile homes to be removed from site.
