Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections.

Note the 2018 IRC reference on the plans.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

SITE PLAN:

1. Show the location and size of the proposed 552 square foot addition including utility lines to the dwelling, R106.1.1. Identify the utility lines requiring upgrade or replacement. The application description and plans for permit T08CM01137 are consistent.

PLANS:

1. Provide a complete plan set for this proposed construction, R106.1.1. Plans for a previous permit may not be used for a new and different permit.

This site is located in the R-3 zone (Unified Development Code (UDC) Article 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Site zoning is unable to conduct a full review with the submitted documents. Please provide a clear site plan that shows the proposed addition including all setbacks to the property lines. Aerial imagery shows the roof has been extended towards W. Laguna Street sometime around 2016. Site zoning is unable to find a permit for this addition. If that is what you are trying to permit, please clearly show this on your site plan and remove all of the other information that is not relevant to this application.
2. Comment: Per UDC 6.4.3.C.1, “Roofed areas, open on at least one side, which provide shelter to exterior areas such as balconies, entrances, stoops, and terraces, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are excluded from lot coverage calculations.” Please remove the patio from your lot coverage calculations and update the calculations.
