Cassidy, Planner Planning & Development Services Department – Zoning Review Section PROJECT: TC-RES-0325-01416 – Residential Building – Fire Damage Renovation & Second Dwelling Addition 2009 N Calle Serena Tucson, AZ 85712 (R-1 Zoning) Building Plan Review – 2nd Review TRANSMITTAL DATE: June 12, 2025 This site is in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5-.9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Zoning review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: Dimension the two areas labeled as ‘Parking’ as well as the parking under the ‘Carport’. Extend Parking graphics to the property line in all 3 instances to clearly identify what specific portions of the property are vehicle related. Update square footages on Lot Coverage Calculations table and thus, updating the lot coverage calculations accordingly. PREVIOUS COMMENT #3 (now #1 above): Extend parking graphics to the property line for the driveway along the west property line and north property line, adjust square footage numbers and update lot calculations and density. The available parking area along the west property line appears to have an existing tree at the northwest corner of where the existing wall bends framing the true location of the drawing. Draw and label the tree and provide dimension from wall. Adjust driveway and parking graphic and update lot coverage numbers accordingly. 2. COMMENT: Per Pima County, this lot’s square footage is approximately 8,434 square feet. To meet the density requirement in this R-1 zone (1 unit/ 7,000 square feet or 2 units/ 10,000 square feet), two ‘units’ are not allowed in this zone upon labeling the drawings as ‘new addition’ or ‘in-law suite’. However, renaming (re-labeling) this nomenclature to accessory dwelling unit or ADU in lieu of ‘In-law suite’ on the plans or ‘new addition’ on the elevations, allows for this use to exist. The total square footage of accessory dwelling unit (appears to be 926+/- square feet approximately) does not figure into the total lot coverage calculation table but is worth acknowledging as it helps the reviewer determine if this number meets our ADU requirement of being 75% of the principal square footage (or not). PREVIOUS COMMENT #4 (now #2 above): Upon further review, zoning has observed the lot size provided was incorrect and should be 8,791 square feet. Additionally, per the previous comment #4, update any descriptors that use the terms ‘new addition’ or ‘in-law suite’ to ‘new adu addition’ and acknowledge the new living room and kitchen for the adu as ‘adu living room’ and ‘adu kitchen’ throughout the entire drawing set. 3. COMMENT: The lot coverage calculation tables (on sheets 1 and 2) need to be updated as previously mentioned (parking and driveway, the existing and proposed principal residence square footage and accessory dwelling unit to (only to compare to the principal residence square footage to clarify if meeting the 75% of principal square footage requirement). PREVIOUS COMMENT #11 (now #3 above): Update lot coverage numbers per 2nd review comments. 4. COMMENT: Upon further review, zoning has observed the existence of a shed that exists along the west property line that is not depicted on the plans and lies within what is being now being labeled available parking area 816 sq. ft. Draw, label and provide dimension of the shed, dimensions to the property line and its height. This square footage will affect the parking area square footage. Update lot calculations accordingly. 5. COMMENT: Upon further review, zoning has observed not only is the scale bar graphic on the plan view drawings throughout the set not labeled but the plan view drawings don’t appear to be drawn to a uniform scale that a reviewer can calculate the dimensions from. Additionally, there appear to be discrepancies from the square foot numbers provided for the residence (after improvements) and the adu on sheet 2 and the numbers listed on sheet 9. Update scale graphic and plan graphics to a scalable drawing throughout set. 6. COMMENT: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
