| 04/04/2025 | Site Zoning - Standard | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Bobby Parsons Zoning Section Review PROJECT: TC-RES-0325-01403 1207 E 31st Street Unit 1 Tucson, AZ 85713 As Built for addition on existing structure (1st Review) TRANSMITTAL DATE: 4/4/2025 This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The legal description provided is incorrect. The legal description should read “Mirasol Lots 10, 11, 12, 13 BLK 17. 2. Comment: Please dimension the rear alley. Per subdivision plat map Book 5 Page 53, the alley is 35’. https://gis.pima.gov/maps/subdiv/select.cfm?null=&bkpg=05053. 3. Comment: There are existing structures (IE: carport and gazebo) that appear in 2023. Site zoning acknowledges the unpermitted structures are being permitted under TC-FBB-0924-00165 however the DDO application associated with them for the reduced setbacks should be withdrawn and updated to also include this unpermitted addition. It has also been discovered the entire block wall and a portion of the carport appear to have been erected in the Right of Way along S. Santa Rita Avenue. Approval will need to be obtained from the Division of Traffic and Mobility (DTM) prior to zoning approval. 4. Comment: Site zoning is unable to approve this permit until the Design Development Option (DDO) and Right of Way issues have been approved. Please see below for comments about the DDO. Comment: The following comments are related to an application for a Design Development Option (DDO) (3.11.1) in regard to the unpermitted living room extension: The minimum setback in the R-2 zone is the greater of 6’ or 2/3 the height of the structures wall facing each interior property line (UDC Table 6.3-2.A). The minimum setback to the front street perimeter property line is 20’. Per UDC 6.4.5.C.1.b, “where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the side street perimeter yard is 10’, as measured from the street property line.” Based on a proposed height of 8’ ½”, the minimum required setback to the front street is 20’. The proposed setback along E 31st Street is 19’ and 18’ along N Santa Rita Drive. The proposed reduced setback will require approval through the DDO application process. Please contact Georgia Pennington at Georgia.Pennington@tucsonaz.gov or Mark Castro at Mark.Castro@tucsonaz.gov if you have questions about the DDO process. If you have any questions about this transmittal, please contact Bobby Parsons at Robert.Parsons@tucsonaz.gov. |
