FROM: Bobby Parsons
Zoning Section Review

PROJECT: TC-RES-0325-01335
55 N Sierra Vista Dr Tucson, AZ 85719
New Walls (1st Review)

TRANSMITTAL DATE: 3/27/2025

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be 6’, however, the wall or fence may be higher than 6’ but no higher than 10’ if:
• At least 75% of the area above 6’ in height is left unobstructed and open through the use of architectural elements such as arches, columns, wrought iron;
• Part of, or located on top of, a retaining wall no higher than 10’ measured from design grade and no higher than 6’ measured from the top of the retaining portion of the wall;
• A greater height is required through the rezoning process or the special exception land use process; or
• A greater height is required by a specific UDC standard.

The proposed masonry walls are 10’ and 8’, which exceeds the maximum allowed height of a wall and does not meet the criteria above. Either reduce the height of the walls to 6’ or apply for a Design Development Option (DDO) to increase the allowed height of the proposed wall on the north and east section of the property to 10’ and 8’ along the south property line. Please reach out to Georgia Pennington at Georgia.Pennington@tucsonaz.gov or Mark Castro at Mark.Castro@tucsonaz.gov if you have questions about the DDO process. Here is a link with information about the DDO process: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-3.
2. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.

If you have any questions about this transmittal, please contact Bobby Parsons at Robert.Parsons@tucsonaz.gov.
