This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Based on aerial photographs there is a what appears to be a shed structure located in the northwest corner of this site that shows up sometime after 2016. Zoning was not able to find approved permit or zoning compliance documents for this structure. Either 1) provide approved permit or zoning compliance documents with the next submittal and show the shed on this plot plan, 2) show the shed on the plot plan along with perimeter yard setback dimensions, wall heights and square footage and include it in this permit, or 3) show it on the plan to be removed from the site. 2. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a lot coverage calculation on the plan.
