Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). Structural Review: 1. For ground mounted systems, the Foundation must be engineered/designed, sealed and signed by an Arizona Registered engineer, to support the weight of the system and to resist the wind uplift, R106.1, R324.4.1.2. 2. Provide structural sheets and calculations Sealed and signed by an Arizona registered Engineer. 3. Per the provided Structural Documentation Packet, this packet is not valid on any individual project without a Site-Specific Approval Memo. Provide the required and sealed Site-Specific Approval Memo. Include site-specific foundation designs. Provide a list of any special inspections required. 4. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The property dimensions are not correct. Review the Jefferson Park Addition final plat found at: https://maps2.tucsonaz.gov/Html5Viewer/?viewer=maptucson, and provide the correct lot dimensions. b. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. c. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’. d. Provide the legal description “JEFFERSON PARK LOT 12 BLK 12” on the plot plan. e. Provide the proposed height of the proposed carport. f. Provide the owner’s name on the plot plan. g. Provide the zoning of the parcel and all adjacent parcels on the plot plan.
