This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: There is an existing 5’ utility easement that extends along the north (rear) property line. Please draw, label, and dimension this easement on your site plan to ensure the fence will not be constructed within the utility easement. If you wish to construct the fence within the utility easement, please obtain written approval from the utility companies allowing construction of the proposed fence in the utility easement. https://gis.pima.gov/maps/subdiv/select.cfm?null=&bkpg=02004.
2. Comment: Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be 6’, however, the wall or fence may be higher than 6’ but no higher than 10’ if:
• At least 75% of the area above 6’ in height is left unobstructed and open through the use of architectural elements such as arches, columns, wrought iron;
• Part of, or located on top of, a retaining wall no higher than 10’ measured from design grade and no higher than 6’ measured from the top of the retaining portion of the wall;
• A greater height is required through the rezoning process or the special exception land use process; or
• A greater height is required by a specific UDC standard.
The proposed privacy fence is 6’ 2” which exceeds the maximum allowed height of a fence and does not meet the criteria above. Either reduce the height of the fence to 6’ or apply for a Design Development Option (DDO) to increase the allowed height of the proposed fence to 6' 2".
