This site is located in the RX-1 zone (UDC 4.7.6). A single-family residence is a permitted use in this zone (Table 4.8-1) subject to Use Specific Standards 4.9.7.B.6, .8, & .9.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: Please draw, label, and dimension the ½ right of way from centerline to the base of wedge curb and from base of wedge curb to the property line along Sunlit Sand Place. The minimum rear yard setback according to the subdivision plat for this property is 10’. (https://gis.pima.gov/maps/subdiv/select.cfm?null=&bkpg=48015) The proposed setback for your patio cover along the rear property boundary is only 1’. The proposed setback will require approval through the DDO application process.
