This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. Provide a clear and concise construction plan set. Show the square footage of the proposed living space on the site plan, R106.1.1. PLANS: 1. Provide bedroom #2 with a new egress window in compliance with R310 or show the room with a proposed different function on the plans. 2. Provide a Roof Framing Plan showing the rafters sized for supporting live and dead structural loads (Table R802.4.1(1)) or provide an engineer’s sealed plan set for manufactured trusses, R301.1.3. The 2x8 rafters at 24” OC may not span 15 feet. Rafters of 2x10 may span 15 feet. 3. The building requires a one-hour rated wall along the property line. This is not provided by adding height to the property site wall without a structural engineer design with an Arizona seal. Provide plans for constructing an exterior building wall with appropriate fire rating when placed in the fire separation distance in compliance with IBC Table 721.1(2). SECTIONS - DETAILS: 1. Provide a wall section detail for each wall type. Show a framed wall with 12” x 12” (#4 rebar) continuous reinforced foundation for anchoring exterior framed (insulated) walls with pressure treated sills including ½” anchor bolts having length providing 7” embedment, R403.1.6. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Clarify the ceiling/roof insulation material having the required air-impermeable rating. Blown insulation is not recognized for this purpose. PLUMBING PLANS: 1. The Tucson Water Department limits flow rates for the water meter size in compliance with P2903.7. Show an appropriate yard pipe size and water meter size for the total demand on the plans. 2. Show a dryer gas pipe segment sized in conformance with Table G2413.4(1). Existing gas pipes may require upgrading with this system alteration. Provide a gas ping isometric or pipe size table for the complete system. ELECTRICAL PLANS: 1. Add a smoke alarm outside of each bedroom doorway, R314.3. 2. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6. 3. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans for the arc-fault requirement. Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. As height dimensions from design grade were not provided The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Zoning was not able to locate approved permits for the 11’-0” high firewall shown on the plan at “NO SETBACK”. Provide approved permit documents for this firewall or a Board of Adjustment for Variance will need to be submitted and approved.
