Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Facilitate a shorter back check time: provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Provide a response letter on separate file with submitting the updated construction plan set.

SITE PLAN:

1. Indicate the location utility meters and lines supporting the proposed building, R106.1.1. Show the utility lines requiring upgrade or replacement.

PLANS:

1. Clarify the overtyping on sheet A4.1.
2. Indicate the direction of slope for the garage slab, R309.1.

SECTIONS - DETAILS:

1. Show the size and location of attic vent openings, R806.1.
2. Show the garage doors with interior insulation panels (keynote #6 sheet A2.0), N1102.1.

ELECTRICAL PLANS:

1. Clarify the location and description of circuit #B12, E3404.13 & E3706.2.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone subject to use-specific standards 4.9.7.B.6, .9 and .10.


RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comments below, along with a detailed letter indicating responses to the review comments.

01. COMMENT: Draw, label and dimension the curb and sidewalk.

02. COMMENT: Label the zoning classifications of adjacent parcels, which are R-2 to the north, south, and east, and C-1 to the west.

03. COMMENT: Per UDC Table 6.3-2.A, the rear yard setback is 10’ or 3/4 the height of the adjacent wall, whichever is greater. Correct Project Info on cover sheet. The proposed structure does not meet the required rear setback. Based on an approximate measurement of 9’ 5”, the west facing wall height would require a minimum 10’ setback. A Design Development Option (DDO) review and approval would be required prior to approval of this building permit. 04. COMMENT: Per UDC Table 6.3-2.A, the northwest side yard setback is 6’ or 2/3 the height of the adjacent wall, whichever is greater. The proposed structure does not meet the required setback of 6’ or 2/3 the height. Based on an approximate measurement of 16’, the northwest facing wall height would require a minimum 10’ 6” setback. As stated in Comment #3, a DDO review and approval would be required prior to approval of this building permit.

05. COMMENT: Label the wall heights on the elevation drawings, measured from design grade to the top plate and from design grade to the bottom of the ridge eave.
