PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Facilitate a shorter back check time: provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Remove all clouding and delta markings. The plans require updates for showing code compliance. Revision submittals may be processed for construction changes after a permit is issued.

Provide a response letter on separate file with submitting the updated construction plan set.

SITE PLAN:

1. Indicate the location of utility meters and lines supporting the proposed building, R106.1.1. Show the proposed electrical and water line locations.

PLANS:

1. Indicate the direction of slope for the garage slab, R309.1. The 2018 IRC requires a garage floor slope for directing water runoff from vehicles to the exterior of the building. Change the building description if a garage is not intended for vehicle usage.

SECTIONS - DETAILS:

1. The location of ceiling insulation as shown on sheet A3.0 requires attic vent openings consistent with R806.2. Item D of the Material Notes indicates roof insulation (without attic space). Clarify the placement of ceiling/roof insulation for determining if attic ventilation is required. Either delete Item D and add appropriate ventilation or relocate the insulation from ceiling to roof on sheet A3.0.

ELECTRICAL PLANS:

1. Clarify the location and description of circuit #B12, E3404.13 & E3706.2. Kit Lts are not shown on the plan.
2. Clarify the potential installation issue as included on the riser diagram, R106.1.1. The 2/0 feeder conductor is not compatible with the physical size of a typical 60 AMP panel.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone subject to use-specific standards 4.9.7.B.6, .9 and .10.


RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comments below, along with a detailed letter indicating responses to the review comments.


01. PREVIOUS COMMENT 2: Label the zoning classifications of adjacent parcels, which are R-2 to the north, south, and east, and C-1 to the west.

**Follow-up to previous Comment 2: The zoning classification to the west is C-1, not C-2 as listed on the site plan. Please correct site plan.

02. PREVIOUS COMMENT 4: Per UDC Table 6.3-2.A, the northwest side yard setback is 6’ or 2/3 the height of the adjacent wall, whichever is greater. The proposed structure does not meet the required setback of 6’ or 2/3 the height. Based on an approximate measurement of 16’, the northwest facing wall height would require a minimum 10’ 6” setback. **Follow-up to previous Comment 4: This comment still applies. Per UDC Section 6.4.5.B, the width of the perimeter yard is based on the exterior wall height, as measured from design grade to the wall’s highest point (see Figure 6.4.5-A for reference). The comment response letter references “building height,” not wall height. Based on an approximate measurement of the northwest facing wall, the existing setback of 8’-4” does not meet the required setback of 6’ or 2/3 the height of the wall (whichever is greater).

03. PREVIOUS COMMENT 5: Label the wall heights on the elevation drawings, measured from design grade to the top plate and from design grade to the bottom of the ridge eave.

**Follow-up to previous Comment 5: This comment still applies. As referenced above, please provide the height of the exterior walls as measured from design grade to the highest point of the wall to ensure that setbacks are met.
