05/06/2025 Residential Building REQUIRES RESUBMIT The Document submitted does not include a structural engineer or architect's stamp. The anchoring system and stem wall needs to be reviewed and approved by a Arizona registrant to ensure the wall meets seismic loads and resistance of a wall over 7ft. Any other walls in your area over 7ft without these requirements are not in compliance with code. These requirements are enforced to ensure the safety of people and property. If you plan to submit engineer approved documents, please wait to re submit until you can provide these documents.

Your parcel is located on one of the corners of a T- intersection created by N Bell Av and an alley. Per the Technical Standard Manual (TSM) 10-01.5.0 “Clear lines of sight will be maintained along all streets and driveways to assure the safety of motorists and pedestrians. Lines of sight will not be obscured between 30 inches and six feet through a triangular area adjacent to a driveway, a PAAL, an alley, or a street, where such access ways intersect with another street in a T-configuration.”

Please delineate the sight visibility triangle on the site plan. See TSM 10-01.5.3 and Figure 16 SVT.

Note: The stem side of the triangle would be in the alley. The longer 185’ side of the triangle would be along N Bell Av.
Line of sight must be unobstructed between 30" & 6' within the triangle when the 2 sides of the triangle are connected.
