Site engineering comments are as follows:
1. This project is within a locally recognized floodplain, Wilson Avenue Wash, and may require a Floodplain Use Permit (FUP) with Elevation Certificate. Please provide a cost estimate with separate lines for materials and labor. If the cost of the additions exceeds one half of the value of the existing structure which is estimated at $118,387, and the Historic Contributing status is no longer effective, the structure may need to be brought into compliance with flood elevation regulations due to the cost of improvements triggering a substantial improvement designation. Should that be the case, the Base Flood Elevation is 2700.00ft NAVD 88, making the required Finished Floor Elevation 2701.00ft NAVD 88.

NOTE: A cost estimate of materials and labor from your contractor in the form of a pdf attachment will be required to complete the FUP application. Please have separate lines for cost of materials, and cost of labor. Thank you.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation.

2. Based on aerial photos there is a shed type structure located near the northwest corner of this site that is not shown on the site plan. Show this structure on the plan and include it in the lot coverage calculation.

3. Based on aerial photos prior to 2012 the majority of the shed type structure mentioned above was an open carport type structure. This structure has since been enclosed and Zoning was not able to find approved permit documents. Either 1) provide approved permit documents, 2) provide building plans for the enclosure and include it in this permit, or 3) show the structure on the plan and show the enclosure to be removed.

As Tucson Blvd. is designated as a Collector on the COT MS&R Map a Design Development Option (DDO) cannot be used to reduce the side street perimeter yard setback, UDC Article 3.11.1.D.1.d.

COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment (UDC Section 3.10.1).

1. Per UDC Article 6.4.5.C.1.b the minimum side street perimeter yard setback is 10’-0”, proposed side street perimeter yard setback is 5’-0”. A Board of Adjustment for Variance must be submitted and approved.
