If you are going to develop as ADUs withdraw the DP 3. Per UDC Article 6.6.3.C Detached accessory buildings, including accessory dwelling units are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. It appears that a land split was done on parcel 106-02-2570 some time in 2002 which created parcels 106-02-257A & 106-02-257B. Zoning was not able to find approved land split documents for this split. Provide approved land split documentation with the next submittal. 8. Based on aerial photos there was a structure located near the southeast corner of the existing home that appears to have been demolished sometime after 2023. Zoning was not able to find a demo permit for this. The Pima County Assessor’s effective construction date for your building or structure is 1947. The actual construction date may be earlier.
