(3rd Review) TRANSMITTAL DATE: January 14, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. It does not appear that the DDO was submitted correctly. contact Georgia Pennington at Georgia.Pennington@tucsonaz.gov for more information. 2. Until the DDO is approved Zoning cannot approve this permit. Per Unified Development Code (UDC) Article 6.4.5.C.1.a the required front street perimeter yard setback from the post supporting the carport to the front street property line is 20’-0”, proposed setback is 12’-0”. Based on the 10’-0” dimension provided on the east elevation it appears that the wall height is 9’-6”. A DDO must be submitted and approved to reduce the street perimeter yard setback.
