Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. 1. Include and detail the demo of the existing structure in the plan set, R105.1, R106.2.
2. Label the intended use of the conditioned space within the workshop. If this is intended as a sleeping room, then compliance with smoke alarms and egress openings will be required. R314 and R310.
3. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2 if using a vented attic design. Show a roof ventilation plan with a minimum of 1” air space between the insulation and roof sheathing, R806. And show attic vent openings effectively sized for the attic area per R806.2.
4. Provide the manufacturer’s specification sheets for the TJI 360 rafters showing their rating for ~23.5’ span, R106.1.1, 802.1.8. Include manufacturer’s detail page for TJI outriggers and overhang details on sheet A4, R106.1.1.
5. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
6. Provide a trench detail to show compliance with Separation of water service and building sewer per P2906.4.1
7. Show braced wall panel compliance for (Sheet A4, detail 5) framed walls with a garage door opening, Table R602.10.5. For prescriptive braced wall structures show a portal frame with hold-downs PFH method, Figure R602.10.6.2, or a portal frame at garage door PFG method, Figure R602.10.6.3, or a continuously sheathed portal frame CS-PF method, Figure R602.10.6.4.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.


1. COMMENT: Per UDC Article 6.6.3.E, The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement.

As shown on the site plan, the combined square footage of the proposed workshop combined with the existing shed exceed 50% gfa of the principal structure of the property.

A Board of Adjustment Variance process will need to be applied for and approved to allow for the proposed addition to the existing garage.

Alternatively, the workshop can be connected to the main house through a structural element that is at least 5 feet wide and can support a 20 pound live load. If the proposed addition can be connected to the main house through the above described structural element, or reduced is square footage to meet the 50% gfa requirement, a Variance will not be required.

2. COMMENT: Zoning could not locate a permit for the Existing Shed on the site plan. Aerial imagery shows the shed on the property sometime after 2018. A separate permit will have to be applied for to bring the existing shed into compliance before this permit can be approved.

Provide height and setback dimensions for the shed on the next submittal.

3. COMMENT: Per the Leonora Addition Plat the right of way width of Leonora is 60 feet. The site plan shows a half right-of-way width of 27 feet 6 inches. Provide the correct half right-of-way width to the property line on the next submittal. The setback of the proposed workshop will be based off the corrected dimension.

4. COMMENT: Per UDC Article 6.4.5.C.1.b, where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet, as measured from the street property line. For carports and garages which face the street, the minimum required street perimeter yard is 20 feet regardless of the street.

The setback dimensions provided for the proposed workshop will encroach into the required side yard setback once the correct half right-of-way distance is provided for Leonora. It appears that the existing shed encroaches into the required setback requirements from Leonora as well. The proposed workshop will have to be shifted west to meet the setback requirement, or A Design Development Option must be applied for to reduce the required setback. The same process will be required during the permitting process of the existing shed.

If the Design Development Option (DDO) is going to be applied for, the process must be applied for and approved in order to reduce the setbacks before zoning can approve of this permit as proposed before this permit can be approved by Zoning.
