This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. COMMENT: Per UDC Section 6.3-2.A, the required setback in the R-1 zone is the greater of 6 feet or 2/3 the height of the proposed building wall.

Based on the height of the carport wall of 10 feet, the required setback is 6 feet 8 inches from the east property line. The proposed setback is 1 foot 1 inch from the east property lines.

THIS COMMENT WAS NOT ADDRESSED: Clarify the proposed setback. The site plan dimension shows 1’1”, but Project Scope Note 1 states 1’.

2. COMMENT: Per UDC Section 6.4.5.C.1.a, “For single-family development, the minimum required front street perimeter yard is 20 feet measured from the street property line.”

The proposed front yard setback is 18 feet 2 inches and encroaches into the required street perimeter yard setback requirement.

3. COMMENT: The carport encroaches into the required perimeter yard and street setbacks and will require the approval of a Design Development Option (DDO) to reduce the required before zoning can approve.
