| 07/08/2024 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0324-01736 9428 East Calle Bolivar – R-1 Garage and storage room (3rd Review) TRANSMITTAL DATE: July 8, 2024 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. 1. This comment was not addressed. Remove the porches from the lot coverage calculation as roofed areas, open on at least one side, which provide shelter to exterior areas, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are excluded from the lot coverage calculation (UDC 6.4.3.C.1.a). 4. Per UDC 6.4.5.C.1.b, for carports and garages which face the street, the minimum required street perimeter yard is 20'-0" feet. The proposed front perimeter yard is 18'-0" as measured from the street property line. A Design Development Option (DDO) may be pursued to reduce the required perimeter yard to 18'-0". 5. This comment was not addressed. Interior perimeter yards are based on a measurement from the design grade elevation to the highest point of an exterior building wall (see UDC 6.4.5.B and Figure 6.4.5-A). Sheet T1.0 states that the top of wall is 13’-4” above finish grade; however, Sheet A3.0 and Detail 1 on Sheet S1.0 indicate a wall height of 13’-2”. Clarify this discrepancy. 6. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required perimeter yard is six feet or 2/3 the height of the exterior building wall, whichever is greater, measured from the lot line. The proposal indicates that a side perimeter yard of 1'-0" is proposed as measured from the south lot line to the garage addition. Additionally, a side perimeter yard of 3'-0" is also proposed as measured from the south lot line to the storage addition. Zoning acknowledges a DDO application has been submitted to reduce the required front street and side perimeter yards. Zoning cannot approve TC-RES-0324-01736 until the DDO process is complete.
