| 04/23/2024 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0324-01736 9428 East Calle Bolivar – R-1 Garage and storage room (1st Review) TRANSMITTAL DATE: April 23, 2024 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. 1. Remove the porches from the lot coverage calculation as roofed areas, open on at least one side, which provide shelter to exterior areas, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are excluded from the lot coverage calculation (UDC 6.4.3.C.1.a). 2. Provide a dimension from the centerline of Calle Bolivar to the face of curb, as well as a dimension from the face of curb to the front street lot line. Per sheet five of paving plan I-83-029, the distance from the centerline of Calle Bolivar to the face of curb is 12 feet, and the distance from the face of curb to the front street lot line is 10 feet: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-83-029, 3. Show all easements on the property as depicted on the Rosewood Estates III subdivision plat: https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-36041&. 4. Per UDC 6.4.5.C.1.b, for carports and garages which face the street, the minimum required street perimeter yard is 20 feet. UDC 6.4.5.B.4 does not apply to setbacks for carports and garages specifically facing a street. A Design Development Option (DDO) may be pursued if a minimum setback of 18 feet is provided between the garage door and the front street lot line so that a full 18-foot parking space is available for parking on site (UDC 6.4.5.C.1.c(1)). 5. Interior perimeter yards are based on a measurement from the design grade elevation to the highest point of an exterior building wall (see UDC 6.4.5.B and Figure 6.4.5-A). Sheet T1.0 states that the top of wall is 13’-4” above finish grade; however, Sheet A3.0 and Detail 1 on Sheet S1.0 indicate a wall height of 13’-2”. Clarify this discrepancy. 6. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required perimeter yard is six feet or 2/3 the height of the exterior building wall, whichever is greater, measured from the lot line. Indicate the distance between the south lot line and the exterior garage wall. A DDO may be pursued only if a minimum setback of at least one foot is provided between the construction and the south lot line. A variance granted by the Board of Adjustment is required if the proposed setback is less than one foot from the south lot line. The DDO application and requirements can be found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/ddo_for_setback_and_height_udc.pdf. Contact Georgia.Pennington@tucsonaz.gov or Mark.Castro@tucsonaz.gov if you have questions about the DDO process.
