All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.
Structures built without a permit may require alteration for building code compliance.

2. Provide complete building plans for each of the referenced structures in the code violation. Building plans shall include, but not limited to, foundation plans, elevations and section details, framing and roof framing plans, electrical plans etc. Detail all connections of posts, rafters, truss’, ledger boards etc.

c. Extended attached porch in the back.

BUILDING 3 CAR CARPORT IN THE FRONT DRIVEWAY ALREADY INSTALLED 6*6 WOOD POSTS ONE IS 2.5 FEET FROM THE CONCRETE SIDEWALK, BUILT A 26*13 SHADE WITH GALVANIZED METAL ROOF IN THE BACK YARD WITH 4 FEET SETBACK FROM THE NORTH WALL ABUTTING THE ALLEY, INCREASED THE WIDTH OF ATTACHED PORCH IN THE BACK TO ABOUT 12*26FT, 13*10 STORAGE SHED EAST OF PROPERTY WITH 3 FT SETBACK, VERBAL STOP WORK ORDER ISSUED.

SITE PLAN:
1. Indicate the location and size of buildings, utility meters and lines supporting the alterations, R106.1.1. Show all utility lines. Show all existing buildings and all proposed new structures.
2. Any structure placed in the 3-foot fire separation distance from the neighboring property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1. Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3.
3. Additional comments may be forthcoming, depending on the provided plans for each new structure.

TRANSMITTAL DATE: May 10, 2024

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.7). A single family residence with an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. This plot plan shall show all structures on site.

2. Based on aerial photos there is some type of structure located near the northwest corner of parcel. Zoning was not able to find approved permit documents for this structures. Either provided approved permit documents of include in in this permit. Show the structure on the required plot plan and provide the height and perimeter yard setbacks.

3. Based on aerial photos there is some type of structure located near the northeast corner of parcel. Zoning was not able to find approved permit/compliance documents for this structures. Either provided approved permit documents of include in in this permit. Show the structure on the required plot plan and provide the height and perimeter yard setbacks.
