This comment was incorrectly addressed. 6th Avenue is designated as a collector on the Major Streets and Routes Plan with a future right-of-way width of 100 feet and a half right-of-way width of 50 feet. 6th Avenue appears to have a right-of-way width of about 70 feet at this location. Show a 15-foot right-of-way taking with a 20-foot setback from the future property line (35-foot setback from the existing street property line). 5. This comment was not addressed. Per UDC 7.6.4.B and a previous Zoning Administrator’s determination, the requirements of UDC 7.4.6 and 7.6.4 apply to all developments that provide five or more motor vehicle parking spaces. Four motor vehicle parking spaces and two separate carports are drawn on the site plan. Commercial parking requirements apply to the project as proposed unless two carports and/or parking spaces are removed from the scope of work.
