This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9 The below comments were not addressed. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example 2. Based on aerial photographs there is an addition along the southeast corner of the existing house that shows up on aerial photographs some time after 2012 and a detached shed structure in the rear yard that shows up sometime after 2005. Zoning was not able to find approved permit documents for these areas. The provided Pima County Assessor's record card is not a permit. Either provide approved permit documents or apply for a permit to bring the structures into compliance.
