COMMENTS: Please resubmit revised drawings along with a det4.7.8ailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the SH zone (UDC 4.7.5). A single family residence is a permitted use in this zone (Table 4.8-1).

1. Per Unified Development Code (UDC) Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement. Provide a calculation that clear shows the gfa of all accessory structures and the existing dwelling and provide the percentage of accessory structures. If the total gfa of accessory structures exceeds the allowed 50% a Board of Adjustment for Variance will need to be submitted and approved.

2. Per Unified Development Code (UDC) Article 6.6.3.D accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; see UDC Article 6.4.4.A. Clearly show the roof on the plan and provide a dimension form design grade to the highest point of the flat roof. If the allowed height is exceeded a Board of Adjustment for Variance is required.

3. Based on current aerial photographs there are storage containers on this site that are not shown on the site. Show these structures on the plan.

4. The Exist MTL Hay cover shown on the plans shows up on aerial photographs some time after 2010. Zoning was not able to find approved permit or compliance review documents for this structure. If this structure is greater than 20 sq. ft it will required a building permit. Also provide the height of this structure on the plan.
