This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.7.8). See Use-Specific Standards 4.9.7.B.5 – 9. 1. It is not clear if the existing wall is on your property or on the commercial property to the south. If you are proposing to put the wood slats on the block wall on the adjacent property provide written permission from the property owners to allow this. Also the permit will need to be under the address of that property. Provide a plan that clearly shows the proposed location of the wall. 2. As no wall height was provided Zoning cannot verify if the proposed meets the requirements of Unified Development Code (UDC) Article 6.6.2.I which states “The maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if: 1. At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron; 2. Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall; 3. A greater height is required through the rezoning process or the special exception land use process; or, 4. greater height is required by a specific UDC standard. Provide a fully dimensioned elevation of the proposed wall with slats COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3). 1. Prior to zoning approval an NPZ review and approval is required. Owner is proposing to add wood slats to the top of an existing block wall. The property fronts on N 5th Avenue. Until the comments above are addressed Zoning cannot verify if the proposed wall/fence meets perimeter yard setbacks.
