PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Provide a response letter on separate file with submitting the updated construction plan set.

Show the appropriate code reference on the plan set, R106.1.1.

PLAN COVER SHEET:

1. Provide a proposed building area consistent with the dimensions shown on sheet A1.0, R106.1.1.
2. Show the appropriate municipality of City of Tucson, R106.1.1.

PLANS:

1. Show the room function with the removed window. A sleeping room requires R310 compliant egress.
2. Show the construction of the separating wall between garage and dwelling with R302.6 compliance such as a ½” gypsum board on garage side.
3. Provide a Roof Framing Plan showing the location and size of beams, headers, and rafters for supporting live and dead structural loads, R804. The WB3 rafters are undersized for the 36-foot span. Also, show an appropriate vehicle door beam size.

SECTIONS - DETAILS:

1 Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.

ELECTRICAL PLANS:

1. Show the 20-amp garage branch circuit, E3703.5.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

1. This comment has not yet been addressed. The lot coverage calculation provided on Sheet A1.0 is incorrect. Driveways, whether paved or unpaved, are included within the lot coverage calculation (UDC 6.4.3.B.3.b). Further, the existing patio shall be removed from the lot coverage calculation (UDC 6.4.3.C.1.a).

2. This comment has not yet been addressed. Per Tucson Unified Development Code (UDC) 6.4.5.C.1.b, the required side street perimeter yard setback is ten feet as measured from the west lot line. The proposed setback is 1'-0" as measured from the west lot line.

Zoning acknowledges a Design Development Option (DDO) application has been submitted to reduce the side street perimeter yard. Zoning cannot approve TC-RES-0324-01566 until the DDO process has concluded.

3. This comment has not yet been addressed. Perimeter yard setbacks are based on a measurement from the design grade elevation to the highest point of the exterior building wall (see UDC 6.4.5.B and Figure 6.4.5-A). Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required interior setback is six feet or 2/3 the height of the exterior building wall, whichever is greater.

Based on a wall height of 12’-8”, the required rear setback is 8’-5” as measured from the south lot line. Ensure that a setback dimension measured from the south lot line is shown on the site plan. The DDO process may also reduce this setback requirement.
