This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). Provide a complete plan set that addresses all issues found in Case: CE-VIO0723-04672. Including work done inside and conversion to a duplex as described in the case violation. Construction of a new dwelling requires a separate permit. Structures built without a permit may require alteration for building code compliance. Provide a clear and concise construction plan set. Indicate the location and size of buildings, utility meters and lines supporting the alterations, R106.1.1. Show the utility lines requiring upgrade or replacement. Foundation Plans: 2. Provide footings for each post in compliance with R403.1.1, concrete footings of minimum 12” width and 12” below the undisturbed ground surface, with minimum of one #4 rebar. 3. Show the untreated exterior posts above finished grade or metal post base with 1” space above concrete, R317.1.4 exception 1 4. See porch_sample.pdf below for example foundation details. STRUCTURAL PLANS: 5. Provide wood species and grade for structural verification for rafters and beam. 6. Clarify the roof sheathing being used for the new porch. Show a minimum structural sheathing thickness of 5/8” for T1-11 on roof, R802.1. OSB may be 3/8” thickness as a structural sheathing, whereas T1-11 is non-structural. 7. The provided span length for the 2x6 rafters is 12’ 8”. The maximum span for these rafters at 24” oc is 11’ 11”. Provided rafters sized per R802.4.1 and Table R802.4.1(1). 8. Provide framing details to show attachment of new roof structures to existing structure. The rafters are required to either sit directly over a load bearing wall or be attached to a ledger on the load bearing wall.
