A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6,9,10. 1. The north/south property dimensions shown on the plot plan are not correct. Review the Casa Primera final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/5419, and provide the correct dimensions. 2. Per UDC Table 6.3-2.A the minimum setback from the “(N) STORAGE” shown on the plot plan to the east property line is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line. Based on a wall height of less than 9’-0” the required perimeter yard setback from the storage to the east property line is 6’-0”, proposed setback is 4’-0”. At a minimum a neighbors setback waiver is required, UDC Article 6.6.2.D. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the property owner at 193 W. Calle Primer Hogar: My Name is____________________ and I am the owner of the property located at 193 W. Calle Primer Hogar. I have reviewed the site plan and I have no objection to structure being located or constructed 4’-0” from the property line as depicted on the site plan.
