Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

1. Per Tucson Unified Development Code (UDC) Table 6.3-1.A, when a residential use is adjacent to a residential zone, the required perimeter yard is 20 feet measured from the lot line. The proposed setback measured from the garage addition to the west lot line is 10 feet.

Design Development Option (DDO) approval is required to reduce the above setback. 2. Per UDC 6.4.5.B.5, where an unbroken section of a wall or a building is not parallel with the lot line, the required perimeter yard may be applied to the average width; however, such perimeter yard shall not be narrower at any point than half the required width, nor narrower at any point than three feet (see Figure 6.4.5-A).

DDO approval is not required for the guest suite addition if the site plan demonstrates that the average setback measured from the west lot line to the guest suite addition is 20 feet.
