A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. COMMENT: Per UDC Article 6.6.3.E, The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. As shown on the site plan, the square footage provided for the proposed sleeping quarters existing one car garage exceed 50% gfa of the principal structure of the property. A Board of Adjustment Variance process will need to be applied for and approved to allow for the proposed addition to the existing garage. Alternatively, the garage can be connected to the main house through a structural element that is at least 5 feet wide and can support a 20 pound live load. If the existing garage and proposed addition to the structure can be connected to the main house through the above described structural element a Variance will not be required. 2. COMMENT: Add the “Proposed Addition” to the existing SFR to the Lot Coverage Calculation. 3. COMMENT: Per UDC Article 6.3-2.A, the required setbacks in the R-1 zone are the greater of 6 feet or 2/3 the height of the building wall. With a wall height of 9 feet 6 inches the required setback on the northern property line is 6 feet 4 inches. The proposed Sleeping Quarters encroaches into the required setback. A Design Development Option must be applied for and approved before this permit can be approved by Zoning. A Design Development Option (DDO) must be applied for and approved in order to reduce the setbacks as proposed before this permit can be approved by Zoning. The below paperwork can be filled out and submitted with the next submission. COMMENT: If the Sleeping Quarters is to remain detached, a neighbor’s setback waiver may be utilized to reduce the required setback in lieu of the DDO. However, for the Sleeping quarters to remain detached the combined square footage of the one-car garage and sleeping quarter will have to meet the requirements stated in Comment 1. The neighbor waiver shall be signed by the property owners of Pima County Tax Parcels Number 126-05-0300. The signed neighbor waivers shall be directly pasted on the site plan and shall include the following text: My name is ______ and I am the owner of the property located at ______. I have reviewed the site plan and I have no objection to the structure being located or construct __ feet from the property line as depicted on the site plan.
