The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

1. Per UDC 6.4.5.C.1.b, where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet, as measured from the street property line.

As Arizona Avenue is considered the side street for determining perimeter yard requirements, the required setback is 10'-0" as measured from the west lot line. The proposed setback is approximately 1'-8".

2. Perimeter yards are based on a measurement from the design grade elevation to the highest point of the exterior wall (see UDC 6.4.5.B and Figure 6.4.5-A). Based on a wall height of 9'-0", the required rear setback is 6'-0" as measured from the north lot line. The proposed setback is 1'-6".

Zoning acknowledges a Design Development Option (DDO) has been submitted to reduce the side street and rear perimeter yards.
