| 05/22/2024 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0324-01249 141 East 20th Street – R-3 Convert duplex to single-family residence (2nd Review) TRANSMITTAL DATE: May 22, 2024 The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). 1. Per UDC 6.4.5.C.1.b, where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet, as measured from the street property line. As Arizona Avenue is considered the side street for determining perimeter yard requirements, the required setback is 10'-0" as measured from the west lot line. The proposed setback is approximately 1'-8". 2. Perimeter yards are based on a measurement from the design grade elevation to the highest point of the exterior wall (see UDC 6.4.5.B and Figure 6.4.5-A). Based on a wall height of 9'-0", the required rear setback is 6'-0" as measured from the north lot line. The proposed setback is 1'-6". Zoning acknowledges a Design Development Option (DDO) has been submitted to reduce the side street and rear perimeter yards. Zoning cannot approve TC-RES-0324-01249 until the submitted DDO is approved. Contact Mark.Castro@tucsonaz.gov or Georgia.Pennington@tucsonaz.gov if you have questions about the DDO process. If you have any questions about this transmittal, contact me at Wyatt.Berger@tucsonaz.gov or at 520-837-4951. |
