| 04/04/2024 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0324-01249 141 East 20th Street – R-3 Convert duplex to single-family residence (1st Review) TRANSMITTAL DATE: April 4, 2024 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. 1. At least three shade sails, as well as a detached accessory structure, appear in aerial photography in 2022. A zoning compliance review was not obtained for these structures. Indicate whether these structures are to remain or will be removed from the property. If these structures are to remain, provide a lot coverage calculation of the site, in addition to the height and setbacks for each structure. As it appears these structures do not meet setbacks, some process such as a Design Development Option or Board of Adjustment variance will be required to allow these structures to remain. 2. A perimeter fence appears to have been constructed in 2021 without a zoning compliance review. A separate “Residential Fence/Wall Permit” will be required to allow the perimeter fence to remain. Indicate the height and location of the fence as well as demonstrate that the fence does not extend beyond property lines.
