Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

1. This comment has not been addressed. Ensure the elevation drawings are correctly labeled. Based on available Pima County Pictometry, the "west elevation" depicted on Sheet S1.1 should be labeled "north elevation." Additionally, the "north elevation" depicted on Sheet S1.1 should be labeled "west elevation."

2. This comment has not been addressed. Perimeter yards are based on a measurement from the design grade elevation to the highest point of the exterior wall (see UDC 6.4.5-B and Figure 6.4.5-A). Provide dimensions from the design grade elevation to the highest point of the building wall on the elevation drawings.

3. Zoning notes that the cooking facilities been removed from the submitted drawings. Clarify whether the proposal is now to be considered a sleeping quarters or an accessory dwelling unit (ADU). Impact fees are required if the structure is converted into an ADU. To not be considered an ADU, the refrigerator shall be labeled as an under-the-counter refrigerator on the floor plan.

3. Per Tucson Unified Development Code (UDC) Table 6.3-2.A, when a residential use is adjacent to a residential use, the required perimeter yard is six feet or 2/3 the height of the exterior building wall, whichever is greater, measured from the lot line.

Based on an estimated wall height of 12’-2”, the required rear perimeter yard is 8’-1”. The existing rear perimeter yard is 3’-2” as measured from the south lot line.

As you are proposing to convert non-habitable space into habitable space, the rear perimeter yard may be reduced with a neighbor's setback waiver in accordance with UDC 6.6.2.D only if a sleeping quarters is proposed. The waiver shall be signed by the owner of 4661 East 31st Street and pasted directly on the site plan with the following language:

My name is _______ and I am the owner of property located at _______. I have reviewed the site plan and have no objection to the structure being located __ feet from the property line as depicted on the site plan.

If you are proposing to convert the structure to an ADU, Design Development Option (DDO) approval is required to reduce the rear perimeter yard.
