This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PLANS: 1. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. SECTIONS - DETAILS: 1. Show the attic vent opening size using 1 to 150 of attic area calculation, R806.2. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A one bedroom dwelling under 1501 SF requires a 30 CFM continuous setting. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical plans if system calculations will be provided by deferred submittal. ELECTRICAL PLANS: 1. Provide electrical load calculations for determining the sub panel feeder size (60 AMP rated conductor shown on Riser Diagram), Table E3704.2(1). INTERNATIONAL ENERGY CONSERVATION CODE: 1. | 04/25/2023 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0323-04019 4227 East Poe Street – R-1 Detached sleeping quarters (1st Review) TRANSMITTAL DATE: April 25, 2023 Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. The following comments are relative to an application for a Board of Adjustment variance (UDC 3.10.3) or a Design Development Option (DDO) (UDC 3.11.1). 1. Remove the porches from the lot coverage calculation as roofed areas open on at least one side are exempt from lot coverage (UDC 6.4.3.C.1.a). 2. Provide a floor plan of the existing residence to demonstrate compliance with use-specific standard 4.9.7.B.7. If five total bedrooms are proposed on-site, three parking spaces are required to be shown only in the side and rear yards. For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface requires at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. Per UDC 11.4.3, a bedroom is defined as all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms; and 3) Any room designated as a bedroom for the purpose of any other code requirement. 3. Per Tucson Unified Development Code (UDC) Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yard setbacks are six feet or 2/3 the height of the proposed wall, whichever is greater, measured from the property line. Based on a wall height of approximately 12’-8” as measured from design grade to the highest point of the exterior wall, the required side and rear perimeter yard setbacks are 8’-5”; the proposed setback from the west property line is 4’-0”, and the property setback from the north property is 7’-8”. A Design Development Option (DDO) is required to reduce these setbacks. Contact Georgia.Pennington@tucsonaz.gov should you have questions regarding the DDO process. 4. Per UDC Section 6.6.3.E, the total gross floor area (GFA) of all accessory structures shall not exceed 50% of the gfa of the principal structure. The proposed detached sleeping quarters exceeds 50% of the gfa of the existing residence. A Board of Adjustment variance is required to allow the proposal to exceed this requirement.
