This comment was not addressed. The grading plan is a separate submittal from the building plan. A grading development package will be required to be submitted and approved prior to building plan approval. This site is located in the Scenic corridor. https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-3362. Please add the following notes to the site plan: 2. This comment was not addressed. No 30’ buffer from the future right-of-way line has been provided. Based on conflicting setback dimensions, sheet S1.01 shows 17’-3” from the proposed SFR to the existing street property line and sheets S1.02 & S1.03 show 20’ to the existing street property line. Neither setback is correct and at a minimum the SFR is not allowed within the required 30’ science corridor buffer as measured from the future ROW line. The 30-foot wide buffer adjacent to the MS&R future right-of-way line, must be shown on the plan and dimensioned. Include in the 30-foot buffer label the notation "30-foot undisturbed natural buffer to be preserved and maintained in its natural state". 3. This comment was not addressed. As the future ROW was not shown on the plan street perimeter yard setbacks cannot be reviewed. Based on a wall height of 18’ the required street perimeter yard setbacks is 54”, UDC Article 5.3.5.The maximum height of a structure is 1/3 the distance of the structure from the future right-of-way of Goret Road, not to exceed 24 feet. 4. The comment was not addressed. Show the future ROW on the plan. Goret Road must be shown and labeled on the site plan. The centerline to existing and future right-of-way line dimensions must be added. The 30-foot natural buffer from the future right-of-way must be shown, labeled, and dimensioned. 5. This comment was not addressed correctly. Review UDC Article 5.3.6 and provide the correct view corridors. A site that has at least 200 feet of frontage along a Scenic Route must provide view corridors as follows: 1. The view corridor(s) shall have a combined width of at least 20% of that frontage ; and, 2. There must be at least one view corridor from the Scenic Route into and through that portion of the project that lies within the SCZ. (See Figure 5.3-D.)
