This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Not required for storage buildings of 200 SF or smaller. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits SITE PLAN: Provide a site plan showing dimensions of all buildings requiring a permit, R106.1.1. Show the location of all utility lines from property line to building(s). Overhead electrical requires 3 foot clearance. Gas lines may not run under a building. FLOOR PLAN: Provide a floor plan showing each proposed room with labeled function and dimensions. Show door locations and window sizes with type identified as XO or SH. Include the identification of adjacent rooms with door or window openings in the proposed space. Structure placed in the 3-foot fire separation distance from the neighboring property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1. Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. STRUCTURAL PLANS: Provide complete structural plans showing compliance with the IRC, R301.1. SECTIONS - DETAILS: Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. PLUMBING PLANS: Provide complete plans showing any changes, R301.1. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. COMMENT: Submit a site plan the meets the requirements for the Residential Plot Plan and ensure the requirements in Comment 2-4 are met with the next submittal. COMMENT: The maximum allowable height for detached accessory structures is 12’. COMMENT: Per the City’s Unified Development Code (UDC) Section 6.6.3.E, accessory structures shall not exceed 50% of the Gross Floor Area of the Principal Structure of a property. 4. COMMENT: The required property setbacks in the R-2 zone are the greater of 6’ or 2/3 the height of the proposed exterior building wall of a structure. A neighbor’s setback waiver may be utilized to reduce these required setbacks. The neighbor waivers shall be signed by the property owners of Pima County Tax Parcel Number 122-18-1000, 3607 E Fairmount Street. The signed neighbor waivers shall be directly pasted on the site plan and shall include the following text: My name is ______ and I am the owner of the property located at ______. I have reviewed the site plan and I have no objection to the structure being located or construct __ feet from the property line as depicted on the site plan. Signature: ________ Date: _________ If both neighbor’s setback waivers cannot be obtained, Design Development Option (DDO) approval is required.
