This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. 1. The structure is currently placed in the 3-foot fire separation distance to the neighboring property lines without fire rated materials for restricting fire spread. Either move the structure to be 3 feet from both property lines, or provide plans showing fire-resistant construction on the south and west sides of the structure. 2. Exterior walls with a fire separation distance less than 3-foot to the neighboring property line require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. 3. Where the roof is less than 3 feet from the lot line, Class A, B and C roofing is required. Roofing shall be listed and tested in accordance with UL 790 or ASTM E108, R902.1. The following comments may be relative to an application for a Design Development Option (DDO) (UDC 3.11.1). 1. Remove the patio and porch from the lot coverage calculation as roofed areas, open on at least one side and not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included within lot coverage (UDC 6.4.3.C.1.a) 2. Per Tucson Unified Development Code (UDC) Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear yard setbacks are six feet or 2/3 the height of the proposed wall, whichever is greater, measured from the property line. Based on a wall height under 9’-0”, the required side yard setback is 6’-0”; proposed is 1’-6” on the site plan and 1’-0” on the elevations. Clarify the correct setback with your next submittal. Based on a wall height of 11’-7”, the required rear yard setback is approximately 7’-9”; proposed is 1’-6” on the site plan and 1’-0” on the elevations. Clarify the correct setback with your next submittal. A neighbor’s setback waiver may be utilized to reduce these required setbacks. The neighbor waivers shall be signed by the property owners of Pima County Tax Parcel Number 133-26-3280 and of 631 North Sarnoff Drive. The signed neighbor waivers shall be directly pasted on the site plan and shall include the following text: My name is ______ and I am the owner of the property located at ______. I have reviewed the site plan and I have no objection to the structure being located or construct __ feet from the property line as depicted on the site plan. Signature: ________ Date: _________ If both neighbor’s setback waivers cannot be obtained, Design Development Option (DDO) approval is required.
