Elm St. – R-1 Detached Garage (2nd Review) TRANSMITTAL DATE: May 24, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Until the variance is approved Zoning cannot approve this plan. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Based on the square footages provided on the plan the proposed garage & 240 sf shed exceed the allowed 50%. There are two (2) ways to address this issue: 1) Submit for a Board of Adjustment for Variance. 2) Connect the garage to the house with a minimum 5’-0” wide porch like structure that can support a 20 lb. live load.
