Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.
1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a porches open on at least one side are not included in the lot coverage. Also, patios and sidewalks are not included, see UDC Article 6.4.3.B.

2. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Based on the square footages provided on the plan the proposed garage & 240 sf shed exceed the allowed 50%. There are two (2) ways to address this issue: 1) Submit for a Board of Adjustment for Variance. 2) Connect the garage to the house with a minimum 5’-0” wide porch like structure that can support a 20 lb. live load.
