PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the buildings with 2018 IRC code compliance for addressing the issued violation.

1. Provide a clear and concise construction plan set addressing all structures requiring a permit CE-VIO0323-02403 under this building permit request. The permit description includes a roof structure and shipping container. Show structures built with a completed permit as “existing”. Show structures built without a completed permit as “proposed – build without permit”. Show incomplete structures as “proposed or new”.
2. Clarify the existing sleeping quarter studio by removing the stove/range or show the dwelling address and permit number. Consideration for converting an existing building into a dwelling requires a separate permit.

STRUCTURAL PLANS:

1. Provide complete roof structural plans showing compliance with the IRC, R301.1 if started without a permit or show as “to be removed”. Provide plans showing a foundation and fastener size and spacing with wind load calculations sealed by an Arizona engineer for the pre-designed assembly, R106.1. This structure requires clarification and resolution on this permit as documented on the CE-VIO0323-02403 violation.
