This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET Separate the submitted files with construction plans and support documents in different files. SITE PLAN: Show the location of all electrical lines from the service panel to detached buildings along with required alterations, R106.1.1. FLOOR PLAN: Provide a floor plan of the extended dining room with door and window sizes showing type as XO or SH. SECTIONS - DETAILS: Provide a structure section of the extended dining room showing features including a foundation, sills, anchoring, framing, sheathing and insulation, R106.1. TRANSMITTAL DATE: 6/23/2023 This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. COMMENT: Lot coverage calculation on cover sheet appears to be incorrect. The storage units should be entered on the “accessory structures” line. Any structure under 200 square feet does not have to be included in the lot coverage calculation. The porches and ramada can be removed from the lot coverage calculation per UDC Section 6.4.3.C.1.a, “roofed areas, open on at least one side and not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included within lot coverage. 2. COMMENT: For all elevations (pages 1 & 2) label elevations using cardinal directions (North/South/East/West) and not Front/Rear/Left/Right. 3. COMMENT: The approved DDO-23-41 shows the setback for the carport on the east side of the property at 1’6”, and the setback for the proposed porch on the west side of the property at 3’. Provide a site plan that shows the structures in compliance with the approved DDO. 4. COMMENT: The neighbor waiver for the ramada on the west side of the property agreed to the structure being 1’ from the property line. The site plan shows 1” Tolerance. Clarify the correct setback on the site plan. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: revised residential building permit along with a detailed response letter, which states how all Zoning Review Section comments were addressed.
