PROJECT: TC-RES-0323-03861
Address: 1303 W Sonora St. Tucson, AZ. 85745
Parcel: 116-12-2710
Zoning: R-2
Existing Use: Single Family Residence
Project Description: Dining Room addition, carport and addition, ramada and storage permit.

TRANSMITTAL DATE: 4/26/2023

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

1. COMMENT: Add zoning classification of the property and surrounding properties to site plan.

2. COMMENT: Lot coverage calculation on cover sheet appears to be incorrect. The storage units should be entered on the “accessory structures” line. The porches and ramada can be removed from the lot coverage calculation per UDC Section 6.4.3.C.1.a, “roofed areas, open on at least one side and not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included within lot coverage.

3. COMMENT: For all elevations (pages 1 & 2) label elevations using cardinal directions (North/South/East/West) and not Front/Rear/Left/Right.

4. COMMENT: The proposed carport extends into the front perimeter yard setback requirement. The required perimeter yard for your property is 20’, therefore the carport extension cannot exceed further than 20’ from the front property line. A Design Development Option (DDO) will be required for the proposed carport (See Comment 6).

5. COMMENT: Per Tucson Unified Development Code (UDC) Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear yard setbacks are six feet or 2/3 the height of the proposed wall, whichever is greater, measured from the property line.

a. Based on a carport wall height of 9’-0”, the required side yard setback is 6’-0”; proposed is 1’.
b. Based on the storage wall height of 7’-6”, the required rear yard setback is 6’; proposed is 1’.
c. Rear porch will have to meet required setback of 6’.
A neighbor’s setback waiver may be utilized to reduce these required setbacks. As shown on the site plan, neighbor setback waivers have been acquired from 2 out of the 3 necessary properties. An additional waiver from 519 N Melrose is required. The signed neighbor waivers shall be directly pasted on the site plan and shall include the following text:

My name is ______ and I am the owner of the property located at ______. I have reviewed the site plan and I have no objection to the structure being located or construct __ feet from the property line as depicted on the site plan.

Signature: ________

Date: _________

If both neighbor’s setback waivers cannot be obtained, Design Development Option (DDO) approval is required.

6. The Design Development Option can be used to change the setback and height requirements, and all proposed additions to the property that will require a DDO can be applied for under one DDO. The DDO application and requirements may be retrieved from: https://www.tucsonaz.gov/files/pdsd/forms/2019_DDO_for_Setback_and_Height_UDC.pdf. The completed application shall be submitted as a PDF under assigned permit number TC-RES-0323-03861. Contact Mark.Castro@tucsonaz.gov should you have questions regarding the DDO process.
