This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.
1. This comment was not addressed. As the proposed gates will block previously established public access, the Department of Transportation and Mobility has recommended approval be withheld until permission has been obtained by all affected parties, including the utility companies and adjacent homeowners. This recommendation is based upon established existing utilities, open use by multiple properties for access, addressing/mail delivery issues, and that it appears the City is actively maintaining this area. Please provide documentation with the submittal after all reviews have been completed.
