This site is located in the MH-1 zone (UDC 4.7.10). Mobile Home Dwelling w/ground mounted solar is a permitted use in this zone (Table 4.8-2). 1. Provide a residential plot plan that meets all requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include but not limited to: a. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan. b. Provide the property dimensions. c. Show the 15’ easement that runs along the east property line. d. Provide the legal description on the plan. e. The perimeter yard setbacks shown are not correct. Review UDC Table 6.3-2.A for the interior setbacks and UDC Article 6.4.5.C.1.a for street setbacks and provide the correct setbacks. 2. The “AUX STRUCTURE” shown north of the Main Residence shows up on aerial photos sometime after 2010 and Zoning was not able to find approved permit documents for this structure. Either provide approved permit documents or include this structure in this permit. Per UDC Article 6.6.3.C Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment for Variance is required to permit the solar structure as shown on the plan. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal from this building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Although Helton Ln is a private street Zoning looks as private and public streets the save for perimeter yard setback requirements. 3. Clearly demonstrate that the requirement of UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement, has not be exceeded.
