| 03/30/2023 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0323-03701 1940 East Drachman Street – R-1 Detached garage and attached patio (1st Review) TRANSMITTAL DATE: March 30, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. The following comments may be relative to an application for a Board of Adjustment variance (UDC 3.10.3). 1. Remove all patios from the lot coverage calculation. Roofed areas, open on at least one side and not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included within lot coverage (UDC 6.4.3.C.1.a). 2. The existing detached accessory garage appears in aerial photography as early as 1958. Buildings, portions of buildings, or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before this permit is issued. The documentation materials for demolition may be found at: https://www.tucsonaz.gov/files/pdsd/forms/2019_Historic_or_Older_Demo_Documentation_Form_and_Instructions.pdf. 3. Per Tucson Unified Development Code (UDC) Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear yard setbacks are six feet or 2/3 the height of the proposed wall, whichever is greater, measured from the property line. As measurements from design grade were not provided, an additional 0’-6” of wall height was added for the purposes of determining setbacks. Based on a wall height of 12’-6”, the required side perimeter yard setback is 8’-4”; proposed is 8’-0” as measured from the east lot line. Additionally, based on a wall height of 12’-6”, the required rear perimeter yard setback is 8’-4”; proposed is 6’-0” as measured from the south property line. A Design Development Option (DDO) may be utilized to reduce these setbacks. 4. Per UDC 6.6.3.E, the total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. The proposed detached garage and patio exceed 50% of the gfa of the existing residence. A Board of Adjustment variance is required to allow the proposed construction to exceed 50% of the gfa of the principal structure. If a Board of Adjustment variance is pursued, the variance process can also include the setback reductions as previously noted.
