Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.9). A two dwelling units are a permitted use in the zone, (Table 4.8-2), subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

1. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf,

2. Based on aerial photos are additions to the structure at the southeast and southwest cornets of the existing structures. Zoning was not able to find approved permit documents for these additions. Provide approved permit documents with the next submittal or include these additions in this permit.

3. It does not appear that the unpermitted addition at the southeast corner of the structure meets perimeter yard setbacks to the east property line and as no heights were provided Zoning cannot verify require perimeter yard setbacks. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). As this structure is attached to the main dwelling a Design Development Option (DDO) may be required to reduce the perimeter yard setback.
