TRANSMITTAL DATE: March 28, 2023

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

1. Clarify whether the proposed construction is a sleeping quarters or a second dwelling unit as a separate electrical meter is shown on the construction drawings. A sleeping quarters cannot have its own electrical meter. If an electrical meter is proposed, the construction will be considered a second dwelling and will incur impact fees. Additionally, if a second dwelling is proposed, a floor plan of the existing residence will be required to verify the parking requirements of UDC Table 7.4.4-1.

2. Ensure the on-site vehicular use area is included within the lot coverage calculation per UDC 6.4.3.B.2.b.

3. Per Tucson Unified Development Code (UDC) 6.4.5.C.1.b, where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet.

Based on a wall height of 18’-10”, the required setback from the west property line is 10’-0”; proposed is 8’-7” as measured to the building wall. Additionally, per UDC 6.4.5.D.2.a, open structures such as the proposed awning may extend only two feet into the required setback. The required setback from the west property line is 10’-0”; proposed is approximately 6’-7” as measured from the imaginary posts of the awning. A DDO is required for these setback reductions.

4. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yard setbacks are six feet or 2/3 the height of the proposed wall, measured from the interior property line, whichever is greater.

Based on an estimated wall height of 14’-0”, the required setback from the south property line is 9’-4”; proposed is 3’-0” as measured to the building wall. A DDO is required for this setback reduction.
