The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). 1. This comment was not entirely addressed. Per UDC 6.6.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and front street lot line. Show on the site plan, floor plan, and elevation drawings that the proposed garage will be attached to the principal building with a five-foot-wide connection supporting a 20-pound live load at a minimum. A Board of Adjustment variance is required otherwise. 2. A Design Development Option (DDO) will be required for the proposed residential addition as long as the above comment is satisfied. Based on a wall height of 12’-6”, the required side perimeter yard setback measured from the east property line is 8’-4”; proposed setback is 6’-1”.
