Detached garage and residential addition (1st Review)

TRANSMITTAL DATE: March 23, 2023

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The following comments are relative to an application for a Board of Adjustment variance (UDC 3.10.3) or a Design Development Option (DDO) (UDC 3.11.1).

1. Per Tucson Unified Development Code 6.6.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment variance is required to allow the proposed detached garage to be constructed in the front yard.

Per a Zoning Administrator’s determination dated December 1, 2008, the garage may be considered attached to the principal building if a five-foot-wide connection supporting a 20-pound live load is proposed. Contact Mark.Castro@tucsonaz.gov should you have questions regarding the variance process.

2. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yard setbacks are six feet or 2/3 the height of the proposed exterior wall, whichever is greater, measured from the property line. Based on a wall height of 12’-6”, the required side perimeter yard setback measured form the east property line is 8’-4”; proposed is 6’-1”.

Design Development Option (DDO) approval may be obtained for this setback reduction only if the garage is attached to the principal building. If a variance is pursued to allow the garage to be constructed within the front yard, the variance process can include this setback reduction. Contact Mark.Castro@tucsonaz.gov should you have questions regarding the DDO process.

If you have any questions about this transmittal, contact Wyatt Berger at Wyatt.Berger@tucsonaz.gov or at 520-837-4951.
