Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.
1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included. Per UDC Article 6.4.3.C.1.a roofed area, open on at least one side, which provide shelter to exterior areas, such as balconies, entrances, stoops, and terraces, porches are not included.

2. Per UDC Article 6.4.4.A Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof. As it appears this structure is very close to exceeding the allowed height of 12’, UDC Article 6.6.3.D, provide a dimension from design grade to the highest point of the flat roof.
